Property Appraisal  

Your initial consultation is entirely free and without obligation. This is our opportunity to collect all the information we need to give you a full appraisal of your property and realistic rental return, in line with the current market conditions.  
 
We will advise you on all aspects of renting your property, from presentation of the property and legal compliance, to how the tenancy process will work and what we can do for you to make renting your property an easy and stress free process. 
 
We value developing strong, professional relationships not just with our landlords, but with our tenants too, which is key to our model for successfully letting your property. 

Marketing and Viewings  

Having collected all the information we need about your property we can start the process of maximising your income and reducing the time it remains vacant. 
 
We will promote your property on our website, Rightmove, and On The Market so the property will have maximum exposure straight away.  
 
We also have a database of individuals and corporate clients looking for properties just like yours to rent in and around Milton Keynes, Bedford and Rushden.  
 
We initially screen applicants for suitability and then arrange a viewing. All of our viewings are accompanied by an experienced member of the team. 

Referencing and Right to Rent  

Our tenant application process enables us to screen applicants for suitability before they start a formal referencing process, enabling us to select the best possible applicants for your property.  
 
We use a professional independent referencing company to verify the applicants references and confirm that they are able to pay your rent reliably. 
 
This will include: 
Employment status 
Credit checks 
Previous/Current landlord reference 
Employment reference including income. 
 
Before a tenant can rent a property in England they have to prove they have the right to rent. We will deal with the identification of the tenant and their right to rent status, which for non UK and Irish citizens, will include their current immigration status and whether they have a permanent right to reside or a time limited right to reside. 
 
If we already know of a suitable tenant, this process will often have been completed in advance, speeding things up. 

Moving in  

We will negotiate the terms of the tenancy on your behalf and make sure they are mutually acceptable.  
 
The tenancy agreement will be signed electronically on your behalf. 
We will serve the legal compliance documents on your tenant prior to the tenancy starting. 
 
If your tenant is using the traditional deposit scheme we will secure the deposit and lodge it with the Deposit Protection Service. 
 
If they are using the Nil Deposit scheme (further information here), we will set this up and ensure it is completed prior to the tenancy starting. 
We will arrange for the rent to be paid to us in accordance with the tenancy agreement. 
 
If required, we can arrange for a comprehensive inventory to be prepared by an independent inventory clerk,  
 
 
 
 

Rent Collection and Deposit Management 

Rent will be collected in accordance with the terms of the tenancy agreement. 
 
In the unfortunate event that a tenant falls into arrears, we will maintain contact with the tenant to arrange repayment. 
 
Deposit payments are lodged with the Government approved Deposit Protection Service. 
 
 
 
 
 
 
 

Managing Maintenance 

We will manage contact from tenants relating to maintenance requests.  
 
Emergency issues are reported to us by telephone, whilst routine issues are reported using our online maintenance reporting system.  
 
All requests are treated seriously and verified to establish as much information as to cause and liability. Not every request for maintenance is the landlord's responsibility.  
 
We have our own approved contractors who can deal with any maintenance issues. We can use your own nominated contractors.  
 
You will be kept informed of maintenance issues arising at your property. 
 
Our service also includes managing routine certificate renewals. 

Property Inspections 

A critical part of managing tenancies successfully is to conduct routine property inspections.  
 
These are conducted on a regular basis and gives us the opportunity to check the condition of the property to ensure it is being well looked after by your tenants.  

Tenancy Renewals 

Towards the end of a tenancy we will contact you regarding renewal and the potential for a rent increase based on current market conditions.  
 
Rent increases are negotiated with tenants with the appropriate legal paperwork being served. 
 

End of Tenancy Management 

Tenants may give notice they are vacating the property at the end of their tenancy, in which case we will contact you regarding re-marketing the property and advise on the current market rate.  
 
Alternatively you may want to serve notice on the tenants to regain possession of the property, which we can manage on your behalf if required. 
 
We will arrange a check out inspection with an independent inventory clerk and meter readings will be taken with the council and utility companies being informed. 
 
Should there be a need to make a claim on the tenant deposit, we can manage that process for you.
