Terms and Conditions:  Letting Genie will provide a quote for the service requested by email. Subject to the quote being accepted, Letting Genie will provide the service requested on an agreed date between Letting Genie and the client. The property is to be vacant at the time of a preparing the inventory and any contractual works, including cleaning, must be completed before the clerk arrives. Tenants who are vacating a property must be ready to hand over keys at the appointment start time and the property must be ready for inspection at that time.  Any delays occurring as a result of the clerk being unable to start the inventory at the agreed time will incur an additional charge of £25.00 plus VAT. Appointments that are cancelled by the client with less than 24 hours notice from the appointment time, or appointments that cannot be completed due to factors outside of the control of the clerk will be charged at 50% of the quoted cost plus VAT. Letting Genie reserve the right to charge an additional £25 (plus VAT) per room not identified on the Services Request form.  The clerk will send the inventory/check out report to the tenants directly (unless otherwise agreed) on receipt of payment for the report. The initial report will also be sent to the client at the same time. The finalised report will be sent to the client after any comments have been added by the tenants or in the absence of any comments being made, the finalised report will be sent to the client 8 days after it was sent to the tenants for comments (excluding weekends and Bank Holidays).  Tenants contact details (Name, address, mobile number and email address) are to be provided to Letting Genie for the purpose of dealing with the appointments and administration of the report(s). It is assumed that by releasing the tenants contact details to Letting Genie, that you have their permission to do so for this purpose.  In accordance with the industry standards, lofts and cellars are generally not inspected. Furniture is left in situ and not moved. Meter readings will be taken where accessable providing the correct meter can be identified.  Payment for Legionella Risk Assessments, 360 Tours, marketing photographs and floorplans is required before the media is released. 360 Tours are hosted on an external website. The link to the tour, marketing photographs and a JPG version of the floorplan will generally be released 72 hours after the appointment to enable processing of the tour.
