Why is a comprehensive and independent Inventory important?
Deposit Protection Schemes require evidence of the condition of the property at the start of the tenancy and end of the tenancy to evaluate any claim.
Landlord generated inventories are not given as much weight in the event of a dispute as an inventory complied by a professional independent inventory clerk.
The comprehensive inventory sets the standard for tenants upkeep and care of the property at the start of their tenancy and complies with the standards required by the Deposit Scheme adjudicators.
What does a report look like?
Click on the link below to view a report completed on a one bedroom flat in 2025. Property and personal details have been redacted as have signatures and some aspects of the audit trail. On a live report you can pan around the 360 photographs and enlarge the itemised photographs. The descriptive detail leaves no room to be misinterpreted and in the event of a claim, the report will provide good evidence for the deposit adjudicators.
What the Inventory includes:
Comprehensive independent assessment of the property condition.
360 Photographs of each room showing each room from ceiling to floor.
Additional time stamped photographs showing condition not captured by 360 photograph e.g. internal of appliances and cupboards.
Detailed description from ceiling to floor including fixtures, fittings and furniture.
Photographs of any manuals or instructions provided.
Utility Meter readings (where accessible)
Tenant Signed Declaration confirming condition of property.
