We engage independent inventory clerks who are members of the Association of Independent Inventory Clerks to compile inventories and check out reports for our Landlord clients.
Why is a comprehensive and independent Inventory important?
Deposit Protection Schemes require evidence of the condition of the property at the start of the tenancy and end of the tenancy to evaluate any claim.
Landlord generated inventories are not given as much weight in the event of a dispute as an inventory complied by a professional independent inventory clerk.
The comprehensive inventory sets the standard for tenants upkeep and care of the property at the start of their tenancy and complies with the standards required by the Deposit Scheme adjudicators.
What the Inventory includes:
Comprehensive independent assessment of the property condition.
General Photographs of each room and external areas.
Detailed time stamped photographs from ceiling to floor including fixtures, fittings and furniture.
Detailed description from ceiling to floor including fixtures, fittings and furniture.
Photographs of any manuals or instructions provided.
Utility Meter readings (where accessible)
Tenant Signed Declaration confirming condition of property at start of tenancy and at end of tenancy on the check out report.
